Driveways and sidewalks are showing their wear from tremendous weather we&#8217;ve had this year.</p>
<h3>It&#8217;s that time of year&#8230;again.</h3>
<p>Time to seal them up!</p>
<p>I&#8217;m no cement expert, but I do know that cement hardens constantly.  It never stops. It moves, shifts, cracks, and sinks.  When it cracks, the weather can cause your sidewalk to change&#8230;so sealing it will slow the process.  (Anyone a cement expert out there? Feel free to chime in!)</p>
<h3>With What?</h3>
<p>So&#8230;are you asking yourself &#8220;What do I use to seal the driveway?&#8221;  When clients have home inspections I constantly rely on a favorite inspector here in the Des Moines area.  If you are looking for a Des Moines Home Inspector&#8230;connect with me and I&#8217;ll pass his name on.  He always recommends <a href="http://www.amazon.com/White-Tremco-Vulkem-Polyurethane-Sealant/dp/B0012J3H1C/ref=pd_cp_hi_1"><em><strong>Vulkem</strong></em> </a>sealent, which you can purchase at the local hardware store.</p>
<p>So get out there, get your sealant, and delay your cement from moving further&#8230;</p>

Buyers are pre-approved and are ready to roll. Don&#8217;t waste time by looking for a home that you can&#8217;t purchase because you are limited by your loan.  Be sure to take the extra time to research and be ready!</p>
<h2>Looking for an FHA approved condo or townhome?</h2>
<p>Many buyers are choosing a loan with <a href="http://en.wikipedia.org/wiki/FHA_loan">FHA</a> terms and therefore need a condo or townhome that is FHA approved.  You can find what you need by going to the US Department of Housing and Urban Developments <a href="https://entp.hud.gov/idapp/html/condlook.cfm">website</a> and doing a search. Enter the zip code and name of the development and you should have your answer! The site is up and running between 8am and 9pm</p>

<p>The clock is ticking&#8230;remember that if you want to take advantage of the first time homebuyer tax credit you MUST have your offer finalized by April 30, 2010 and close before June 30, 2010.</p>

<p>Recently I had buyers close on a new home in <a href="http://hubbellcommunities.com/community/index.asp?id=14&amp;name=Copper%20Creek">Copper Creek</a>, which is in <a href="http://www.ci.pleasant-hill.ia.us/">Pleasant Hill</a>.  Their home had been the model home, so it was previously furnished.  The couch hadn&#8217;t been moved for months, the chairs, tables, etc seemed to have their legs embedded in the carpets.</p>
<p>Upon arrival to the walk through, our builder representative told my clients to use an ice cube to bring the carpet back up.  We laughed a bit&#8230;not sure what he was thinking&#8230;</p>
<p>There were ice cubes in the freezer, so we decided to leave cubes on the carpet, go to closing, and then see how things were when they returned.</p>
<h3>WHO KNEW??</h3>
<p>It really worked! Give it a try&#8230;I love learning little tips like this!!</p>
